The questions buyers ask first.

Leasehold. Indonesian law restricts freehold (Hak Milik) to Indonesian citizens, so all foreign-held residential property in Bali is structured as leasehold. Shakiro is sold as a 27.5-year initial lease with a registered 20-year renewal option — 47.5 years total — issued through a licensed PPAT notary in your own name. No nominee structure.
Initial 27.5-year lease registered through a licensed Indonesian PPAT notary, with a 20-year renewal option baked into the same contract — not a separate negotiation later. You'll meet our notary before signing; an independent notary review is available and strongly recommended.
The 20-year renewal is pre-agreed and price-fixed in your original PPJB — you don't renegotiate it later. Any extension past that depends on Indonesian land law at the time and the landowner's position; we don't promise a second extension we can't legally bind today.
Yes. Leasehold is the standard, legal way foreigners hold residential property in Bali. The lease is in your name, recorded through a licensed PPAT notary. Our pack walks through the legal mechanics in detail and our notary takes your questions before you sign anything.
Yes. Price is fixed in writing at contract signing and unchanged through handover, regardless of material costs, FX or construction delays. Anything not on the included list is your choice, quoted in writing first, and only added if you ask.

Yes. Private site visits run Tuesday through Saturday. We'll meet you at the gate, walk you through all three available villas at their current build stage, and answer questions on the spot. Book via the contact form or WhatsApp; we'll confirm a time within 24 hours.
Yes. Around half of our buyers reserve without visiting first. We send the full pack — floor plans, finishes spec, contract template, comps, dated site photos — and run a video walkthrough on site. The 10% reservation is fully refundable until notary sign-off (Milestone 02), so you have time to visit before the lease is recorded.
Delivery dates (Jun '26 for Villa 02, Sep '26 for Villas 04 & 05) are written into the PPJB. After a 60-day grace window, the contract triggers a daily penalty payable to you. We've delivered every previous build inside the grace window — we'd rather not pay you penalties, and you'd rather take handover.
Yes — but only before September 2026, while the rooftop level is still open for the third-bedroom add-on. The add-on is $45,000 and includes a 34.6 m² master with walk-in closet and en-suite. After Sept '26 the rooftop is permitted as terrace only.
Yes. Short-stay rental in this area requires a Pondok Wisata or villa rental licence, which we help arrange. Once licensed you can list on Airbnb, Booking, Plum Guide and direct channels. Rental projections in the pack are estimates, not guarantees — actual performance depends on furnishing, operator, seasonality and reviews.
Your choice. You can self-manage, hire any operator, or use the local operator we work with — they already run villas within 2 km of the site. 18% all-in management fee, monthly P&L statement, no lock-in, switch any time. Either way, the booking calendar and bank account stay in your name.
Reservation receipt at deposit, signed PPJB (preliminary sale & purchase) with all milestones and penalties, notarised leasehold deed (Akta Sewa) at Milestone 02, a milestone certificate signed by an independent QS at each subsequent stage, and at handover — keys, snag list, lease certificate, IMB (building permit), warranty document, and a soft-copy folder of all signed paperwork.
Within 24 hours (usually within 4) Kara replies personally by email with the full sales pack — floor plans, finishes spec, contract template, latest site photos and the underwriting model. From there: a 20-minute call to walk through your questions, then a site visit or video walkthrough, then — if it's a fit — the reservation. No drip sequences, no sales rep, no pressure.
They are — above. We just don't promote them as a headline, because at this scale we'd rather have a twenty-minute conversation with each remaining buyer than negotiate publicly. The pack you'll get is the same one we'd hand you in person: comps, financials, full plans, contract template, dated site photos.
